Before there was a club on the 79th Street Causeway, Continuum was an oceanfront address at the southern tip of Miami Beach — South of Fifth, South Pointe, looking out over Government Cut.
Continuum on South Beach is a private residential campus on South Pointe Drive: two towers on the sand, with private beach frontage and resort-scale amenities that helped set the standard for waterfront living in Miami. The South Tower was completed around 2002; the North Tower around 2008. Together they made Continuum a name people already knew — not a logo on a brochure, but a place.
That campus still stands as a landmark of SoFi living: ocean, cut, and a way of occupying the water’s edge that Miami came to associate with the Continuum name. The story that follows is not a copy of those towers. It is the next chapter of the same idea — waterfront days, a serious club, and a promenade that belongs to the people who live there.
Continuum Waterfront District
Continuum Club & Residences, North Bay Village
The next Continuum sits on Biscayne Bay at 1755 79th St Causeway, North Bay Village, FL 33141 — between Miami and Miami Beach on the 79th Street Causeway.
236 residences — 1–4 bedrooms, lofts and penthouses — of about ~850–4,000 sq ft. Collections: Bay Lofts, Tower Sky Residences, Penthouses. Homes share 300 linear feet of waterfront, the Island Walk promenade, 80 ft protected view corridors, and the ~60,000+ sq ft Continuum Club on the same campus.
This is bay life rather than ocean-and-cut: Island Walk along the water, a club scaled for everyday use, and a district planned as a residential waterfront rather than a single tower on a street. Estimated delivery July 2028 (subject to change).

Bay Lofts sit closer to the water. Tower Sky Residences rise through the building. Penthouses complete the line. Interior sizes published for the project run about ~850–4,000 sq ft — one- to four-bedroom homes, lofts and penthouses — to be confirmed in the offering documents.

Why the name matters here
A continuity of waterfront living
Continuum, in Miami, has come to mean a certain kind of waterfront life: a serious club, a promenade, and homes that face the water as a daily habit rather than a view from the road.
On South Beach that culture took shape against the Atlantic and Government Cut. On North Bay Village it takes shape on Biscayne Bay — Island Walk, the Continuum Club, protected view corridors, and a residential campus on the causeway. The name is the through-line: oceanfront SoFi then, bayfront North Bay Village now.
What carries forward is the living culture, not a legal brief. Club days. Water at the edge of the district. A Miami address chosen for how the hours feel, from South Pointe Drive to the 79th Street Causeway.
